  • Circuit breaker deferment: caps the tax on your home at a share of your income for qualifying owners 65 and older or disabled.
  • Disabled veteran exclusion: excludes part of the home's value for veterans with a total and permanent service-connected disability, or their surviving spouse.
  • Apply with the county tax office by June 1. Income limits change every year, so check the current numbers first.

The status is the county's. Every new upset bid starts a fresh 10-day period, so a property can stay open long after its first sale date. Check the court file with the Clerk of Superior Court for the current high bid and deadline.

Amount owed is what the county is collecting; bidding opens at that amount plus costs. We don't list owners' names. Always check the county listing and the court file before you bid.

How the sale and upset bids work

  • Foreclosure comes after other collection efforts fail. The process can take from about 60 days to 18 months.
  • The owner or a lienholder can stop the sale by paying in full, up to the day of the sale.
  • Bidding opens at the taxes, interest and legal costs owed. You must bid in person.
  • The high bidder pays a 20% deposit in cash, money order or certified funds. The county doesn't finance.
  • A 10-day upset bid period follows, and every new upset bid starts another 10 days, so it can run for months. Each upset bid must be at least 5% higher, with a $750 minimum increase, filed in person with the Clerk of Superior Court, Room 104 of the courthouse, using the case number.
  • Final payment is due at the foreclosure attorney's office when the deed is delivered, no later than 30 days after the upset period ends.
  • The sale is subject to county, city and fire district taxes. Most other liens are wiped out by the sale.
